› How long does a basement remodel take in Colorado Springs?
A basic finished basement typically takes 6-12 weeks from permit approval to completion. Full conversions with separate-entry ADUs run 12-20 weeks. Permit timelines at Pikes Peak Regional Building Department add 2-4 weeks for finished basements and 4-8 weeks for full conversions before construction begins. We file permits immediately after your signed proposal.
› Do I need a permit to finish my basement?
Yes. All basement finishing in Colorado Springs requires a permit from Pikes Peak Regional Building Department. This covers framing, electrical, plumbing, HVAC, and insulation – and each phase gets a separate inspection. Unpermitted basement work is a liability at resale and can be required to be torn out. We handle all permits and inspections as part of our project management.
› Do you handle egress windows for basement bedrooms?
Yes – egress windows are one of our most common add-ons. Any basement bedroom legally requires a code-compliant egress opening (minimum 5.7 sq ft net clear area, max 44″ sill height). We handle excavation of the window well, the structural cut, the egress window unit itself, waterproofing, and all inspections. Without egress, the room cannot be called a bedroom on an appraisal or listing.
› What is a sewage ejector pump and do I need one?
If your basement floor is below the main sewer line that exits your home, any basement bathroom drains can’t flow by gravity – they need a sewage ejector pump to push waste up to the main line. This is very common in Colorado Springs homes. We assess this during the free consultation. A properly installed ejector system is reliable, quiet, and standard in below-grade bathrooms. We include this in the fixed-price proposal when needed.
› Can you add a kitchen or kitchenette in a basement?
Yes. A kitchenette (small sink, mini-fridge, microwave) is common in basement suites and doesn’t require a dedicated gas line. A full kitchen (range, dishwasher, full refrigerator) requires electrical or gas rough-in and more extensive plumbing. Both are in scope for our full ADU conversions. We’ll talk through what makes sense for your intended use during the consultation.
› Do basements in Colorado Springs need radon mitigation?
Colorado is a high-radon state. If your home doesn’t already have a radon mitigation system and we open the slab (for plumbing rough-in or slab insulation), you’ll need a radon system before final inspection. Even if we’re not opening the slab, we recommend testing. A sub-slab depressurization system typically runs $800-$1,500 and is far cheaper to install during a remodel than after. We’ll flag radon requirements upfront in the proposal.
› Do you offer financing for basement remodels?
